The analytical report an adviser produces with the CRV Decision Service. Choose up to three NZ retirement villages below — contract terms come from each village's filed Disclosure Statement — then fill in the client scenario and the report builds with full cost-of-tenure modelling. Every figure cites its source.

Villages to model

Defaults are the three curated East Auckland sample villages. Swap any column for any of the 220 NZ villages with contract terms extracted from their filed Disclosure Statement — the cost model then runs on that village's actual DMF schedule, capital-gain split and fee-escalation basis. Entry prices for swapped villages are illustrative (Disclosure Statements don't list unit prices) — adjust via the intake below.

Each village's matching unit type is used in the calculation. If a village doesn't offer that exact type, the closest equivalent is chosen and noted in the report.

Stats NZ life-expectancy benchmark: a 78-yr-old female has ~12 years remaining; a couple has a higher joint horizon

RBNZ target band midpoint = 3.0%; historical RV sector has averaged 3-4%

Long-term NZ housing trend ≈ 3%; demo also models flat and downturn scenarios

Cashflow projection inputs

Current Work and Income rates, post-tax M code (src/lib/nz-tax-rates, reviewed June 2026). NZ Super is universal at 65 with no asset test.

KiwiSaver + term deposits + shares + cash after paying the entry fee. e.g. $500k = home-sale proceeds left over.

Outside village weekly fees: food, utilities, healthcare, transport, leisure. Typical NZ retiree $20–40k.

Real (after-inflation) return. Conservative balanced portfolio ≈ 3–5%; equity-heavy ≈ 5–7%; cash/term deposits ≈ 1–2%.

Used to compare staying-in-home alternatives + as collateral if modelling a reverse mortgage instead of selling the home.
