For NZ FAP-licensed financial advisers

Retirement village analysis your clients need. The maths you don't bill for.

A B2B analytical tool for NZ financial advisers. Decode ORA contracts, model 5/10/15-year exit costs, surface operator financial-viability red flags, and produce white-labelled PDFs that slot straight into your Statement of Advice appendix. You retain the regulated-advice responsibility; we provide the scaffolding.

Currently in practitioner discovery (Phase 0). First 15 firms get founding pricing locked for 24 months.

The work you're already doing for free

2–4 hrs

decoding a single ORA contract — DMF accrual, capital gain treatment, weekly fee escalation, transfer-to-care, refurbishment liability — for a client deciding on a $400k–$1M move.

No tool

that produces a 5/10/15-year total cost-of-tenure projection across multiple villages, side-by-side, branded under your firm.

No source

that aggregates operator financial health (debt service coverage, days cash, occupancy trend, Statutory Supervisor flags) into a one-page SOA appendix.

How it fits in your SOA

We populate the structured analytical sections of your Statement of Advice. You write the scope, the recommendation, and the cover memo. You sign and stand behind the advice. We are infrastructure.

The FAP boundary — why this is safe to use in regulated advice

Under the Financial Markets Conduct Act 2013 and FSLAA 2019, regulated financial advice in New Zealand requires a FAP licence. We do not hold one. We do not need one — and neither do you for using this tool, beyond your existing licence.

We provide mechanical analytical outputs: cost-of-tenure dollar figures, financial-viability ratios calculated from public NZX and Companies Office data, ORA contract clauses surfaced verbatim, Statutory Supervisor flags reproduced from public reports. None of these constitute regulated advice. They are facts and calculations.

The recommendation — "based on this analysis, I recommend X for this client" — is yours alone. It sits on your letterhead, references your FAP licence, and carries your professional responsibility. Same legal position MoneyHub NZ and Sorted occupy with their tools — and the same MFA-safe pattern Pangaea uses across our other financial sites.

Phase 0 discovery — 30-min call

We're currently talking to 12–15 NZ practitioners to validate the framework before building. If you advise on retirement village decisions, your input shapes what we build. First 15 firms to commit get founding pricing locked for 24 months.

We respond within 1 business day. No pitch — it's a conversation about your workflow.
